Are pets allowed?

No, as a BYU Idaho approved complex we are unable to allow pets. Service animals and emotional support animals are accommodated per fair housing guidelines.

Is parking available and how much does it cost?

Our parking costs $100/Semester. Parking is available at a first-come, first-served basis so sign a contract early in order to ensure you have a parking spot.

Can I tour the property before signing a lease?

Absolutely! We offer in-person tours Monday through Friday during our office hours. (12pm-5pm). Book a tour by texting or calling our office.  We recommend scheduling at least 24 hours in advance as all of our units are lived in and we will need to allow time to notify our tour apartment of a tour and to ensure a leasing agent is available to answer all your questions.

What is included in my rent?

All utilities and ammenities are included in your rent. This includes electrical, water, sewer, gas and internet.

How do I submit maintenance requests?

Submit requests through our resident portal or app 24/7. Urgent requests (no heat, water leak, security issue) are addressed as soon as possible! For Urgent requests please also give us a call so we can more quickly address the issue.  Standard requests are typically completed within 24-48 hours.

When is rent due and what payment methods do you accept?

For those that are paying for the semester in full, rent is due at the time of check-in. For those paying with a payment plan or financial aid, the first payment is due at check-in and each additional payment is due on the 2nd Friday of each month. We accept ACH bank transfers ($2.95 processing fee), credit/debit cards (4% processing fee) , cash, and checks. A $50 late fee applies to late payments.

Is renters insurance required?

We do not require our tenants to have renters insurance. Carrying renters insurance can be benificial to our students. It protects your personal belongings against theft, fire, and water damage. Most policies cost $15-30/month and can be purchased through any insurance provider.
